Marked parking spaces at the end of the driveways are for
the use of residents and their guests. Marked parking spaces along Marina Bay Drive, at the Marinas and adjacent to the tennis courts are open to all residents and guests except
that: Unit owners may not park at the marina during the boating
season (May through October) on weekends and holidays. All parking throughout the complex must be in designated
parking spaces. Under no circumstances are the parking spaces at the end
of the driveways to be utilized by any resident or guest for more than
three consecutive days. Residents should refrain from using those spaces
on weekends and holidays in order to make room for guests. Unit #94(the Marina) shall be sure that there is a clause
in each boat owner’s ship lease notifying them they are only to park in
designated parking spaces adjacent to the Marina. If those spaces are
occupied, they are to park in the parking lot adjacent to the tennis
courts and nowhere else in the Marina Bay complex. No vehicle with commercial license plates, disabled,
and/or unregistered vehicles may be parked overnight in the Marina Bay complex. Boats, campers, and trailers are similarly prohibited from parking in
the Marina Bay complex. All vehicles are to be kept in good repair so as not to
emit noxious fumes, smoke or excessive noise and be able to be operated
safely on Marina Bay common grounds. The speed limit through Marina Bay is posted at 15 miles
per hour and must be adhered to for the safety of our residents and
guests. Vehicles and motorcycles are not permitted to park unattended in
fire zones at any time. All driveways, including areas adjacent to garage
doors in all units are fire zones. Any paved area in Marina Bay that is not marked for parking is a fire zone. There are six parking clusters located at the end of
dead-end driveways. Each parking cluster consists of three or five
parking spaces. During a snow storm three parking spaces shall be vacated
to enable snow removal. Residents are expected to move vehicles, if requested, and
otherwise cooperate with management, the Board of Trustees, Association
employees, and contractors and public authorities regarding snow removal
or other operations. Vehicle repair on Marina Bay streets, parking lots and/or
driveways is prohibited except for emergency repairs minimally necessary
to render vehicles operable for removal to service facilities. Residents not in compliance with the Rules and Regulations
stated above are subject to fines by the Board of Trustees and/or
ticketing by the police department and/or removal of their vehicle(s) from
the property at the owner’s expense.
