Marina Bay – Guidelines for Replacement Doors and Windows

General Guidelines

The purpose of these guidelines is to ensure that the architectural integrity of our community is maintained.

1. All openings must stay the same. The openings cannot be modified in any way.

2. The colors of the doors and windows frames must be DARK BROWN often called bronze by vendors.

3. Board approval is required before the project starts and inspection required after completion. Color chips must be submitted before approval. These color chips will be retained by Management. Contact the management company with any questions about the process and they will refer your questions to the board.

4. The Andersen color "bronze" is an acceptable color. Howeever, the door or window configuration still has to be approved by the Board.

Windows

1. All windows must be sliders or gliding windows (horizontal).

2. The only window that can be changed is the garden window. This window can be replaced with a slider.

3. Windows must have aluminum or vinyl clad exterior.

4. No wood exterior windows are allowed.

5. Exterior of windows must be pre-finished to be maintenance free. No textured finish permitted.

6. Clear glass only - No tinted glass allowed.

7. No grills allowed on the windows.

8. No exterior casing permitted.

9. We recommend the following vendors as other unit owners have used them:

a. Royal Aluminum – they do custom replacement windows. Color to order is bronze (brown). Contact is Greg Nigro – 1-800-526-2747

b. Phillips Windows and Doors – 1-800-522-1720, 732-531-1720, 732-403-1431 – Ask for Cary

c. Builders General in Little Silver - They carry Marvin Integrity windows – bronze color. Or Marvin regular windows. Contact Gil Lawson 732-747-0808 or go by their showroom at 15 Sycamore Ave; Little Silver, New Jersey

Doors – Rear Sliding Door - Replacement

1. Recommended manufacturers –

a. Masonite brand available at Builders General and elsewhere. The door has to be painted brown or come pre-finished. If pre-finished – bronze (dark brown) is the correct color.

b. THERMATRU brand doors also available at many places.

2. There is only one approved configuration illustrated below: This is a nine-lite, two-panel door with a full-lite storm door. On the side is three-lite, one –panel configuration. Note that the storm door is NOT the required color – this illustration is only meant to show the configuration, not the color.

Front Storm Door

1. Full view only – no panels

2. Recommend Larson storm doors – their brown color is earth tone.

3. Brass kick plate allowed.

4. No beveled glass.

5. Below is an acceptable configuration. This is an instance of what Larson called a “Screen Away”. It is a storm door with a retractable screen and the glass can move up (for the winter) and down (during the summer). This illustration is only meant to illustrate the configuration – the color must be “Marina Bay” brown.

ANY QUESTIONS CONCERNING THESE GUIDELINES – CONTACT THE MANAGEMENT COMPANY AND THEY WILL REFER THE QUESTION TO THE BOARD. OTHER MANUFACTURERS AND INSTALLERS CAN BE USED AS LONG AS THE GUIDELINES ARE FOLLOWED. ALL MARINA BAY GUIDELINES WILL BE STRICTLY ENFORCED.

Railings

Railings for the front steps may be ordered from Brothers Railings of Long Branch at 732-870-9213. The cost is $500 which includes installation of the painted railing amd the purchase of a permit from Long Branch to allow such an installation. Payment is $250 on order and final payment of $250 upon installation. Installation time is approximately four weeks. Price is reduced to $400 if you can find a Unit owner who will simultaneously order the same railing. Management will attempt to coordinate multiple orders. The general form of the railing is as below except the color will be the Marina Bay Club "standard" brown. Warranty is for five years.

The railing will attach at the top to the wall end unit cap on the front porch and the bottom post will be on the sidewalk below the first step. The wall end caps are the brown vertical vinyl sidings as you face the front entrance. Requirements: (1) Before ordering, permission must be obtained from the Board (2) The railing must be mounted on the same side as the handle of the front door. (3) Only one railing is allowed.

The Unit owner must also sign a covenant agreeing to maintain the railing and remove the railing if, upon sale of the Unit, the new owner so requests and the property restored to its original condition. The reason for this is that typically any construction outside the Unit walls is the responsibility of the Association. Signing a covenant transfers responsiblity for the railing from the Association to the Unit owner. If the Unit has multiple owners, all owners must sign. Garage doors:

It is rare that an entire garage door has to be replaced, Typically a single section needs to be replaced and it is usually the bottom section. Replacement sections may be purchased from Ned Sickels Overhead Doors (732-542-6212). The bottom section costs $275 and other sections are $250. . They will install the unpainted, but primed section. However, the Unit Owner must paint the section within thirty days of installation, weather permitting. The Association shall be the sole judge of whether the painting may be delayed because of weather conditions. Marina Bay Club will provide the proper color paint at cost. As usual permission must be obtained from the Board of Marina Bay Club before installation.
