*RULES AND REGULATIONS*

The Master Deed and Bylaws authorize the Board of Trustees to promulgate rules and regulations regarding the use and environment of the Marina Bay Club.
 

The very nature of the comforts and benefits of life at the Club for each resident be served by reasonable regulation that respects the rights of all residents.

The intent of the following Rules and Regulations is to place the responsibility on each of us to control the use of our premises or unit in such a way as to avoid unreasonable disturbing or impinging on the rights of our neighbors and to maintain the property values and integrity of the Marina Bay Club community.  

Ownership at MARINA BAY CLUB is also subject to the terms and provisions of the Master Deed and Bylaws of the Condominium Association and it is suggested that unit owners familiarize themselves with those documents.  To the extent these Rules and Regulations conflict with the Master Deed and/or Bylaws, the Master Deed and/or Bylaws shall control.

The fine for a violation is $100 per month to be assessed after a thirty-day grace period. If appealed, that appeal must be made at the Board meeting immediately following the notification of violation. If the violation is appealed at the monthly meeting of the Board of Trustees and is denied, then the grace period will restart at the date of the denied appeal. After the violation is remedied, the Unit owner must inform the management company of such. Some violations which in the opinion of the Rules and Regulations Committee must be remedied immediately such as flammable liquids stored on facilities, propane tanks on decks (a State Law violation), etc., may require the Committee to demand immediate resolution. If unresolved, the Board of Trustees has the right to access common-elements or limited-common elements to remedy the violation and will exercise this right. Any costs to the Association will be assessed against the Unit owner.

Unit owners who are in arrears for more than $1000 whether for delinquent maintenance fees, special assessment, or fines are not eligible to use Marina Bay Club’s facilities. This includes, but is not limited to, the use of tennis courts and pool facilities.
