Appearance

  1. Unit owners are not permitted to decorate, paint or change the appearance of the exterior of any building or structure. Seasonal flowers may be displayed on decks and front porches as long as they do not present a safety hazard.
  1. Draperies, blinds, curtains or similar window covering must be installed on windows of all occupied units.  Interior of authorized enclosed lanai is the responsibility of the owner. 

  1. No clothes, rugs, blankets or similar articles or things shall be hung from windows, balconies, railing or similar structures, nor shall any clothes lines or clothes trees be erected or maintained. 

  1. No signs, banners, pennants, placards or notices of any kind are permitted anywhere on the property including but not limited to, signs, banners, pennants, placards or notices located wholly within a unit but displayed or visible through a window or opening in the unit, without the express written consent of the Board of Trustees in each instance.  Such consent shall not be unreasonably withheld.  American flags may be displayed as appropriate. 

  1. All trash is to be deposited or stored in closed-sanitary trash containers or appropriate trash bags.  These containers are to be supplied by unit owners and are to be kept in garages.  They are to be put out at the rear of the unit only the night before pick-up time or prior to pick-up  on those mornings and are to be taken in by the end of the day of pick-up.

    1. Removal of discarded appliances, furniture and large bulk items is the responsibility of individual unit owners.  The homeowners must call the  city of Long Branch and arrange for pick-up.  The discarded items should    be placed at the rear of the unit the day before pick-up.

      -THESE ITEMS SHOULD NOT BE PLACED IN THE  RECYCLING PEN OR ON THE GRASSY AREA IN FRONT OF THE RECYLING PEN OR AT THE MARINA.
  1. Littering is prohibited.

  1. No furniture, packages, toys or the like shall be permitted to remain on  stairways, walkways, driveways or any other portions of the common elements. 

  1. No unshielded floodlights shall be installed on the exterior of any unit. Exterior lightening shall conform with the current architecture. 

  1. The installation of radio, television, short wave or other communications antennas on common elements, for the purpose of transmission, is prohibited 

  1. The installation of radio, television, short wave or other communications antennas, on common elements, for the purpose of reception, requires approval from the Board of Trustees.

  1. Nothing weight-bearing can be affixed to the exterior of any building.

  1. Permanent wiring external to the outside of any unit is not allowed.

  1. Holiday decorations shall be allowed no earlier than December 1 of that year and removed no later than January 15 of the following year. (February 2009 Board meeting).

  1. The Master Deed defines the 'rock garden' appurtenant to a unit as a limited common element. The Master Deed requires the unit owner to maintain this limited common element.
